What does a house in Tijuana cost in 2026?
Let's use figures, not impressions. According to listing-portal reports from the first half of 2026:
- The average sale price runs about $62,000 pesos per m² for homes around 65 m², and close to $56,000 per m² for homes around 100 m² — meaning a typical 65 m² home is listed at roughly $4 million pesos.
- Statewide, the average price of homes bought with a mortgage is considerably lower — around $1.9 million pesos according to the Sociedad Hipotecaria Federal — which tells you that several very different markets coexist in Tijuana: from affordable housing on the east side starting near $1 million, to premium homes and condos in Zona Río and the Zona Dorada.
- On the rental side, a 65 m² two-bedroom apartment averages around $18,000 pesos a month, and a 100 m² three-bedroom house goes above $25,000.
And the trend? After years of sharp increases — prices rose almost 12% in 2024 alone — the market moved into a stabilizing phase through 2025-2026, with slight downward adjustments in asking prices. For a buyer, that is a useful window: more room to negotiate than during the frenzy. For a seller, it is exactly why pricing correctly from day one matters more than ever — overpriced properties now sit listed for months.

A note on dollars and pesos
Every figure on this page is in Mexican pesos, not US dollars. It is worth saying plainly, because the same number read as dollars is roughly twenty times the real price — and that misreading has talked more than one buyer out of a home they could comfortably afford. Exchange rates move; check the rate on the day before you convert anything.
